Overlays (paving over existing asphalt) can be expected to last 7-15 years; the durability of an overlay is largely dependent on the condition of the original pavement and stability of the base underneath.

What happens when the asphalt paving is completed? For the first 6-12 months after it is installed your asphalt will be the most susceptible to damage. You should make sure that there are no corrosive liquids on the asphalt like gasoline or transmission fluid because they will cause damage to the surface of the asphalt.

 

How long before we can use the new asphalt parking lot? You should wait at least 3 days in our hot weather in Florida, because heat is escaping the newly laid asphalt. You can walk asphalt right away, but be careful of sharp objects which can penetrate the asphalt when it is freshly laid.

 

What does asphalt look like when you’re completed? Asphalt that is freshly laid will appear smoother in some areas than others, because of the asphalt itself, with different sized stones, amounts of sand and tar.

 

What is Asphalt overlay? An asphalt overlay is applying asphalt paving that’s approximately 2 inches thick over existing asphalt that is cracked or has a poor surface appearance. We won’t recommend asphalt overlays for asphalt parking lots that are severely cracked or uneven. Florida Paveworks will give you the best advice in the asphalt industry to determine whether or not an asphalt overlay will be appropriate for your existing asphalt parking lot. Overlays cost less than asphalt replacement, but will usually only last about ten to fifteen years.

What kind of maintenance is required for a new asphalt parking lot? You should seal your new asphalt parking lot in the first 24 months and after that at least every 3 to 4 years depending on the amount of traffic your asphalt parking lot gets. Filling cracks in the asphalt will be necessary as the asphalt continues to age.

 

What is the recommended scheduled maintenance on asphalt parking lots? You should inspect your asphalt once a year unless some catastrophic damage occurs. When there are cracks in the asphalt, our maintenance crews will use a pavement router to grind loose material or debris from the cracks in the asphalt. The cracks will then be cleaned with an asphalt heat-lance which uses forced super heated air to drive any moisture from the cracks in the asphalt to allow a proper bond with the hot crack sealant we use to fill the crack.

 

Does Florida Paveworks use infrared repair? Infrared asphalt pavement repair is used only when small sections of the asphalt pavement have failed. We lower a 6’ X 8’ panel over the failed area of asphalt and flame less infrared heat is applied until the area becomes soft. We will scarify the asphalt with a steel rake and new hot-mix asphalt is added to reconstitute the damaged area of asphalt, which is then leveled out and compacted to match the asphalt around it. This will save you a lot of money when only a small area of asphalt needs to be repaired.

Existing problems on surface of asphalt

 

Many time there are existing problems with the surface of the asphalt that we can repair for you:

 

Stones which were originally part of the asphalt mix come out and leave a rough texture. When this happens the asphalt the asphalt needs to be sealed right away or the parking lot will need asphalt overlay to repair the problem.

 

Asphalt cracks that look like an alligator’s skin are usually because the base underneath the asphalt has become weak form not being sealed and moisture undermines the base and makes it weak. When this occurs we usually have to dig down and replace the base rock and the surface o the asphalt.

 

Oil spots if repaired in time can be primed with a water based acrylic oil spot primer as long as the base underneath the oil is in good shape.

 

Grass growing through the asphalt parking lot: the grass must be removed before the areas where the grass growing through is sealed.

 

Dried out asphalt: asphalt paving that is several years old that has never been re-sealed will have a gray appearance and needs to be cleaned before the asphalt sealer can be applied.

 

If the asphalt parking lot has been sealed before there shouldn’t be any problems as long as the sealer isn’t cracked. If the sealer has cracked, we’ll clean them out to prevent the existing cracks in the asphalt from resurfacing.

Resurface Asphalt Tampa

Resurfacing asphalt is the 1st choice for repairing worn out asphalt parking lots in Tampa and Clearwater, because it’s an economical way to repair worn out asphalt pavement without tearing out the existing pavement.

Timing is everything when it comes to repairing asphalt, because if you wait too long the sub base will erode and this brings on a whole new set of problems. Eroded sub base has to be replaced before you can resurface worn-out asphalt pavement.

Always look for connected asphalt cracks in parking lots; this is a sure sign that it’s time to repair asphalt. If you’ll catch it at this stage of wear and tear, you’ll save a lot of money on asphalt repair.

When asphalt parking lots and driveways start cracking, water will settle into the cracks, and slowly expand, which allows water to undermine the shell base and will require more extensive repairs. If you get asphalt maintenance done regularly, you can avoid costly repairs or replacement of asphalt.

Resurfacing asphalt will make your asphalt pavement look as new as the day it was installed, while dramatically extending the life of your parking lot and driveways. In cases where there is too much deterioration of the sub base due to poor drainage conditions, or pavement that’s been resurfaced to many times, (this causes problems with proper water flow and trip hazards) resurfacing may not be advisable and we’ll advise you of other course of action to maintain your asphalt without tearing it out.

Asphalt resurfacing should not be done on pavement that is unrepairable or  severely cracked, or has large sunken areas, because the new asphalt overlay will match what’s on the surface now. Within a month or two the cracks, and depressions will form in the same areas of asphalt that are damaged now.
